Property for sale in Benahavís

Benahavís is a separate municipality of about 145 km² in the hills behind Marbella and Estepona, rising from the San Pedro side of the coast into the Serranía de Ronda. Its old village sits about 7 km inland on the Guadalmina river, and the lower slopes hold most of the golf and gated estates people know by name: La Zagaleta, El Madroñal, La Quinta and Los Arqueros. The municipality had 9,472 registered residents on 1 January 2025.

Buyers choose it for space and privacy: large plots, gated estates and golf close to home, with Puerto Banús about 15 minutes away by car. It suits families who want an international school within about 20 minutes, and second-home owners who prefer a gated estate with its own security to a town-centre apartment.

A guide to Benahavís

Living in Benahavís

The village is small and old: narrow, winding streets and a dense run of restaurants around Calle Málaga and Plaza de España. Locals call it La Sartén de Andalucía, the frying pan of Andalucía, for the number of places to eat. You reach it on the road that follows the Guadalmina river up through its gorge from the coast, and it is a dead end, so you leave the way you came. Parking in the centre is tight.

The village was founded at the end of the 11th century and belonged to Marbella until Philip II granted it its own charter in 1572. Nearby stand the remains of Montemayor castle, an old lookout reached on foot by the PR-A-125 path, 2.6 km from the village, with views along a long stretch of coast.

Beyond the village, the estates spread along the A-397 road from San Pedro to Ronda and across the slopes above San Pedro and Estepona. Daily life is car-based: the big supermarkets, Puerto Banús and the beaches are all down on the coast.

Communities and homes

La Zagaleta is a former hunting estate of about 900 hectares off the Ronda road (km 38.5), gated, with two golf courses, an equestrian centre and two clubhouses. The courses, the original Old Course designed by Bradford Benz and the newer Los Barrancos, are private to members and their guests. El Madroñal lies next to it, in the hills towards La Quinta.

La Quinta is centred on La Quinta Golf & Country Club and the Westin La Quinta hotel. To the east, Real de La Quinta is a large development on the mountain side of the A-7 between the Guadaiza and Verde rivers, mixing villa projects with phased apartment buildings. In the hills of La Quinta, El Herrojo Alto is a gated community that includes The Hills, and Monte Halcones sits on the slope just above San Pedro beside La Quinta.

Further up the Ronda road is Los Arqueros, around its golf course. Many people describe it as part of Marbella, but it lies in Benahavís. Closer to Estepona, the Anantara Villa Padierna Palace hotel has three golf courses (Flamingos, Alferini and Tramores), and the Marbella Club Golf Resort, despite its name, is also in Benahavís.

Schools

Benahavís has its own state infant and primary school, CEIP Daidín. For state secondary, pupils from Daidín are assigned to IES Vega de Mar in San Pedro de Alcántara.

The nearest private option to the village is Atalaya, a bilingual school in El Marqués de Atalaya on the Estepona side, about 10 minutes by car. It teaches the Spanish curriculum through to Bachillerato and has been introducing the International Baccalaureate Diploma alongside it.

For a British education, Aloha College in Nueva Andalucía (ages 3 to 18) follows the English National Curriculum with the International Primary Curriculum, then IGCSEs, with a choice of the IB Diploma or International A-levels in the sixth form. It is about 20 minutes from the village and about 15 from Los Arqueros. Laude San Pedro International College in San Pedro de Alcántara follows the British system from Early Years to Year 13, with the option of switching to the Spanish ESO and Bachillerato from age 12.

Golf, beaches and the outdoors

The municipality has around ten golf courses. La Quinta has 27 holes in three nines (San Pedro, Ronda and Guadaiza) designed by Manuel Piñero. Los Arqueros (par 71) was Seve Ballesteros's design and opened in 1991, and both it and the Flamingos course at Villa Padierna take green-fee bookings. La Zagaleta's two courses are private.

There is no beach in the village. The nearest are at San Pedro de Alcántara and Guadalmina, where the Guadalmina river reaches the sea. San Pedro de Alcántara (Guadalmina) holds a Blue Flag for 2026.

Inland, the Guadalmina river runs through Las Angosturas, a narrow canyon of about 1,100 metres between the Charca de las Mozas and the Charca de los Tubos. The route takes about two hours and includes a swim through a narrow section.

Eating out, shopping and everyday life

Eating out is the village's main draw. Its restaurants run from tapas bars to formal dining rooms, and local dishes include rabbit and partridge stews, chorizo cooked in water, suckling pig and lamb. Long-standing addresses cluster on Calle Málaga and around Plaza de España.

For everyday shopping most residents drive to San Pedro de Alcántara or Puerto Banús, about 15 minutes from the village. El Corte Inglés has a department store at Puerto Banús, on Calle Ramón Areces.

Healthcare

The main public hospital for the area is the Hospital Universitario Costa del Sol, run by the Andalusian health service, on the A-7 at km 187 east of Marbella. La Zagaleta gives the drive from its gates as about 25 minutes.

For private care, Hospital Quirónsalud Marbella is on Avenida Severo Ochoa in Marbella, about 25 minutes from the village, and Hospital Ochoa is also in Marbella.

Getting around

The A-397 runs from San Pedro de Alcántara up through the municipality towards Ronda, and it is the spine for La Zagaleta, Los Arqueros and Monte Halcones. The village has its own road up the Guadalmina gorge. On the coast you choose between the free A-7 and the AP-7 toll motorway, which runs from Málaga to Guadiaro.

From the village, Málaga airport is about 60 minutes by car. La Zagaleta gives 53 minutes from its estate. Gibraltar airport is also about 60 minutes, plus the time to cross the border. Marbella town centre is about 25 minutes and Puerto Banús about 15.

There is no railway on this part of the coast. The nearest station is Fuengirola, on the Cercanías C-1 line to Málaga airport and Málaga city.

Worth knowing before you buy

Check which municipality the house is actually in. Several areas around San Pedro are commonly described as Marbella but are in Benahavís, which means Benahavís town hall handles planning, local taxes and licences.

In gated estates, ask for the community statutes, the current fees, the last two years of accounts and recent minutes. Ask too whether the estate has its own rules on building, extending and landscaping, which matter if you plan to renovate or build on a plot.

On steep plots, look closely at access roads, retaining walls and drainage, and get a proper survey.

If you plan to let the property to holidaymakers, it must be registered with the Registro de Turismo de Andalucía. Since 3 April 2025 an owner in a building with a community of owners also needs the community's express approval for a new tourist let, and councils in Andalucía may limit numbers by zone. For new builds and recent extensions, have your own lawyer confirm the building licence and the first-occupation licence before you commit.
