Property for sale in Estepona

Estepona is its own municipality, the next town west of Marbella, with a whitewashed old town around a fifteenth-century clock tower, a marina and fishing port, and a seafront promenade along Playa de La Rada. East of the town, the coast towards San Pedro, often called the New Golden Mile, is a run of urbanisations such as Cancelada, El Saladillo, Benamara, El Presidente and Atalaya-Isdabe, with golf courses in the hills behind.

Some buyers want to live in or near the old town, where daily life happens on foot and the town is busy all year. Families more often look along the New Golden Mile, for the beaches and golf and the short drive to San Pedro, Puerto Banús and the international schools.

A guide to Estepona

Living in Estepona

The old town, the barrio de la Villa, keeps the street plan of the medieval fortress. The Torre del Reloj dates from the fifteenth century and was probably the minaret of a mosque. The remains of the Castillo de San Luis date from the early sixteenth. The Casa del Aljibe houses the archaeological museum, and Plaza de las Flores is at the heart of the old town. The streets are lined with flower pots, and the town has added a mural route of more than 40 painted façades, a sculpture route and a poetry route.

The old municipal market was refurbished and reopened as a food market. Estepona had about 79,600 registered residents in 2025 (INE), so it is a working town all year rather than a seasonal resort.

Communities and homes

In and around the town there are traditional houses and apartments in the old quarter and the streets around it. West of the centre, districts such as Valle Romano, Estepona Golf, Arroyo Vaquero and Bahía Dorada run towards the Casares boundary at Buenas Noches.

East of town, the beachside districts include El Padrón, El Velerín, Guadalmansa, Costalita, El Saladillo and Benamara. El Presidente is one of the largest urbanisations in Estepona, built in phases from the 1980s in an Andalusian style, with villas, townhouses and apartments set in mature gardens. Many homes are lived in all year. Atalaya-Isdabe, at the eastern end of the municipality up to the Guadalmina river, includes Hacienda del Sol, a gated complex built from 2004 to 2007 with 24-hour security, and Alhambra del Golf, a gated community built in phases from 1989 to 2001.

On the mountain side, Cancelada grew from a small village whose original streets, Pueblo Viejo de Cancelada, still have low whitewashed houses. Most newer gated communities and apartments are in its northern part. Bel-Air, Benavista and El Paraíso lie alongside.

Schools

Colegio San José, on Avenida Litoral in Estepona with a second campus in Guadalmina, is a private bilingual school from Infantil to Bachillerato. It is an IB World School offering the Middle Years Programme and the Diploma alongside the Spanish Bachillerato. The International School Estepona, in Pelikan Park, El Paraíso, follows the British National Curriculum for ages 2 to 12, with a Montessori approach in the early years and classes of no more than 15.

For British secondary education, Aloha College in Nueva Andalucía (ages 3 to 18, IGCSE then IB Diploma or A levels) is about 15 minutes from Cancelada and about 25 from the town, and Laude San Pedro International College (British and Spanish curricula, ages 2.5 to 18) is in San Pedro. Sotogrande International School, a full IB school with boarding, is about 30 minutes west of the town.

Golf, beaches and the outdoors

Atalaya Golf & Country Club has two 18-hole courses: the Old Course, designed by Bernhard von Limburger and opened in 1968, and the New Course. El Paraíso Golf Club is an 18-hole Gary Player design. Estepona Golf, to the west of the town, has a municipal driving range near its entrance, and Valle Romano is an 18-hole course on the western side. The three Villa Padierna courses, Flamingos, Alferini and Tramores, are in the hills behind Cancelada.

Playa de La Rada is the main town beach, running along the promenade with full services and lifeguards, and Playa del Cristo is a cove beside the port that is sheltered from the wind. To the east, the council lists beaches including El Padrón, El Velerín, shaded by pine woods, Guadalmansa, El Saladillo, with dunes and pines, and the wide sands of Casasola. Several Estepona beaches hold the European Blue Flag. Inland, the Sierra Bermeja rises to Los Reales at 1,449 m, a walk with views to Gibraltar and North Africa, and Selwo Aventura animal park is on the eastern side of the municipality.

Eating out, shopping and everyday life

Most shops are in the centre on Calle Real and Calle Terraza. The main general market is on Wednesday mornings, and on Sundays there is a market at the marina and a second-hand market at the bullring. Local dishes to look for are fritura malagueña, salt-baked fish and sardines grilled on skewers.

Supermarkets include Carrefour, Mercadona, Aldi and Lidl.

Healthcare

The public Hospital de Alta Resolución de Estepona opened in 2021 as a specialist outpatient and day-surgery centre, with an emergency department entered from Calle Irene Villa. Local reporting in August 2025 described limited services, with no inpatient beds in use and no scheduled operations since 2023, so admissions and complex cases go to the Hospital Universitario Costa del Sol east of Marbella, about 30 minutes from the town. Check the current position if you will rely on the public system.

Private care in the town includes Vithas Xanit Estepona on Avenida de Andalucía, with about thirty specialities and a 24-hour adult emergency department, and Hospiten Estepona, which offers emergency care for adults and children and a 24-hour gynaecology and obstetrics emergency service.

Getting around

The A-7 runs along the coast and the AP-7 toll motorway runs inland of it. From the town centre, typical drive times without traffic are about 20 minutes to San Pedro, about 25 minutes to Puerto Banús, about 30 minutes to Marbella and about 70 minutes to Málaga airport. Gibraltar airport is about 45 minutes, plus the border crossing. From Cancelada, Puerto Banús is about 13 minutes and Málaga airport about 65. The bus station on the east side of town has services to Marbella, Málaga, Algeciras and La Línea.

Worth knowing before you buy

Several urbanisations on the hillside sit close to the boundary with Benahavís, so confirm which council a property falls under, as it decides planning, local taxes and services. Homes just above or below the A-7 and AP-7 can hear the traffic, so visit at a busy time of day.

Much new building is going on east of the town. On an off-plan purchase, Spanish law requires the developer to guarantee the money you pay on account with insurance or a bank guarantee, with proof given to you when the contract is signed. Your lawyer should check the guarantee, the building licence and, on completion, the first occupation licence. In gated complexes, ask for the community accounts, the fees and the minutes of recent meetings. For holiday lets, the home must be registered in the Andalucía tourism register, councils can limit tourist homes by area under a 2025 regional decree, and since April 2025 an owner in a community needs its express approval.
