Property for sale in San Pedro & Guadalmina

San Pedro de Alcántara is a town within the municipality of Marbella, about 15 minutes by car west of Marbella's centre and a few minutes from Puerto Banús. Guadalmina lies on its western edge, running from the sea up past its two golf courses, with the Guadalmina river marking the boundary with Estepona. Linda Vista sits between the town and the beach.

Buyers who choose this side of Marbella usually want a working town around them: a health centre, a weekly market, schools and shops that stay open all year. Guadalmina Baja has some of the largest beachside villa plots in the Marbella area, and families are drawn by two international schools within about ten minutes.

A guide to San Pedro & Guadalmina

Living in San Pedro & Guadalmina

San Pedro was founded in 1860 by the Marqués del Duero as an agricultural colony, growing sugar cane and later sugar beet, and several of its colonial buildings are still in use: the Trapiche de Guadaiza is now a cultural centre and Villa San Luis houses the town hall offices. The main shopping street, Calle Marqués del Duero, is named after him and becomes pedestrian as it runs north to the parish church on Plaza de la Iglesia.

For decades the coast road cut the town off from its beach. The A-7 now runs through a 2 km underpass, and above it is the Bulevar de San Pedro, a 55,000 m² park opened in December 2014 with six playgrounds, a cycle lane, an outdoor amphitheatre and a skate park at the Marbella end.

Communities and homes

Guadalmina Baja is the seaward half of Guadalmina, between the A-7 and the beach. Its streets are numbered rather than named and it is mainly large villas, many on double or triple plots, with a few small groups of townhouses and almost no apartment blocks. It was built from the 1960s to the late 1980s, with further houses in the 1990s and 2000s. The seafront Hotel Guadalmina Spa & Golf Resort and the 1946 Capilla de la Inmaculada are its landmarks. Guadalmina Alta, across the A-7 and joined to Baja by a tunnel, extends inland around the golf courses with villas, urbanisations and apartment complexes. The golf clubhouse is here.

Linda Vista, built from the 1970s, is a district of individual villa plots between the El Ingenio quarter of San Pedro and the sea, taking in the Porqueroles and Linda Vista urbanisations. Nueva Alcántara lies to its east, south of the boulevard. In the town itself, much of the centre is apartment blocks from the 1960s and 1970s, with larger complexes and townhouses built after 1995 on the northern and western outskirts.

Schools

Laude San Pedro International College is in Urbanización Nueva Alcántara and teaches both the British and Spanish curricula on one campus for ages 2.5 to 18, with pupils choosing their pathway from secondary. Colegio San José, a private bilingual school, has a campus in Guadalmina as well as its main site in Estepona. It is an IB World School offering the Middle Years Programme and the Diploma alongside the Spanish Bachillerato. Ask the school which stages are taught at the Guadalmina campus.

Aloha College, in El Ángel, Nueva Andalucía, is about 10 minutes away by car. It is a British school for ages 3 to 18, with IGCSEs followed by a choice of the IB Diploma or A levels. A short drive west, The International School Estepona in El Paraíso follows the British National Curriculum for ages 2 to 12. For a full IB education with boarding, Sotogrande International School is about 40 minutes away.

Golf, beaches and the outdoors

Real Club de Golf Guadalmina has 36 holes across its South and North courses, plus a pitch and putt and a covered practice area. The South course opened in 1959, one of the first on this coast, and runs down towards the sea near the Hotel Guadalmina. The North course followed in 1973. Atalaya Golf & Country Club, with two more courses, is just over the river in Estepona.

Playa de San Pedro is about 1,400 m of dark sand and gravel backed by a promenade and cycle path, part of a seafront walk of nearly 12 km that continues east to Puerto Banús and Marbella. Playa Linda Vista is smaller, with beach bars at either end and an old eucalyptus copse behind, where the remains of the early Christian basilica of Vega del Mar stand. Playa Guadalmina is Marbella's westernmost beach, with a lifeguard service, and beside it are the Roman baths of Las Bóvedas and a medieval watchtower.

Eating out, shopping and everyday life

Day-to-day life centres on Calle Marqués del Duero, Plaza de la Iglesia and the cafés and restaurants along the boulevard. A weekly market is held on Thursday mornings at the fairground, with fruit, vegetables and plants as well as clothing. The main supermarkets, including Mercadona and Aldi, are grouped near the industrial estate.

Puerto Banús, a few minutes east, adds designer shopping and the marina restaurants, and the October fair in honour of the town's patron saint is the main event of San Pedro's own calendar.

Healthcare

The public health centre in San Pedro handles family doctor appointments and minor emergencies. The main public hospital is the Hospital Universitario Costa del Sol on the A-7 east of Marbella, about 20 minutes by car, which has a 24-hour emergency department and a new main entrance opened in March 2025.

Private options close by include HC Marbella International Hospital on Calle Ventura del Mar near Puerto Banús, and Quirónsalud Marbella on Avenida Severo Ochoa, which has 24-hour emergency care for adults and children. Vithas Xanit Estepona, about 20 minutes west, also runs a 24-hour adult emergency service.

Getting around

The A-7 coastal road passes beneath the town, and the AP-7 toll motorway runs along the hills above. Typical drive times without traffic are about 7 minutes to Puerto Banús, about 15 minutes to Marbella's centre, about 20 minutes to Estepona and about an hour to Málaga airport. Gibraltar airport is also about an hour, plus whatever time the border crossing takes. Guadalmina adds two or three minutes to most of these. The nearest high-speed rail station is Málaga María Zambrano.

Worth knowing before you buy

Marbella's planning framework has been in transition for years: the 2010 general plan was annulled by the Supreme Court in 2015, which restored the 1986 plan, and a new municipal plan was reported approved in September 2026, with more detailed area plans still being prepared. Ask your own lawyer to confirm the building licence, first occupation licence and planning status of any home, particularly one extended or rebuilt over the years.

If you plan holiday lets, the home must be registered in the Andalucía tourism register, councils can now limit tourist homes by area under a 2025 regional decree, and since April 2025 an apartment or townhouse owner needs the express approval of the community of owners, which can restrict the activity by a three-fifths majority. Homes on the streets nearest the A-7 or below the AP-7 can hear traffic, so visit at a busy time of day. In a community, ask for the last year's accounts and minutes before you commit.
