Property for sale in Casares & Finca Cortesín

Casares is a municipality west of Estepona that runs from a white hilltop village, about 15 km inland from the coast road, down to a short stretch of shore between the Manilva river and Piedra Paloma. Between the two lie the Finca Cortesín hotel and golf course, the Doña Julia and Casares Costa golf courses, and the coastal developments known together as Casares Costa.

Finca Cortesín appeals to buyers who want a resort hotel's spa, restaurants and beach club close to home, on a course that hosted the 2023 Solheim Cup. Casares Costa suits those who want beach and golf at a quieter pace than Marbella, and the village itself, a declared historic-artistic site, suits people who want to live inside a working Andalusian village.

A guide to Casares & Finca Cortesín

Living in Casares & Finca Cortesín

The village, home to about 3,000 people, climbs to a medieval fortress whose lower walls are Moorish and whose upper parts date from after 1500. Beside it, the Iglesia de la Encarnación has been the Centro Cultural Blas Infante since 2010. Blas Infante, regarded as the father of Andalusian nationalism, was born here on 5 July 1885, and his birthplace on Calle Carrera is now a small museum and tourist office. Plaza de España, with its fountain of Carlos III from 1785, is the village square.

In the valley below are the Baños de la Hedionda, sulphurous baths of Roman origin that the council opens to visitors by ticket. The municipality also includes El Secadero in the Guadiaro valley and, on the coast, Casares Costa, which had about 3,750 residents in 2022.

Communities and homes

In the village, homes are mainly traditional houses within the historic centre. Casares Costa is a group of residential developments by the coast, including the development built around the Casares Costa golf course. The Doña Julia course is also in Casares Costa.

Finca Cortesín sits about a mile from the sea on the Carretera de Casares. Besides the hotel, its own residences include La Reserva and Green 10, and the Cortesín Hill Club and other projects offer homes designed with the company's architects. Inland there are also country houses on rural land, which need particular care over their legal status (see below).

Schools

The council lists two state primary schools: CEIP Blas Infante in the village, which also teaches the first cycle of secondary, and CEIP Los Almendros in El Secadero. There is no school listed in Casares Costa itself.

Sotogrande International School, on Avenida de la Reserva in Sotogrande (San Roque, Cádiz province), is about 25 minutes from Casares Costa and about 35 from the village. It teaches the full IB programme from nursery to the IB Diploma and offers boarding. In Estepona, about 20 minutes from Casares Costa, Colegio San José is a private bilingual IB World School and The International School Estepona follows the British curriculum to age 12. Aloha College in Nueva Andalucía is about 35 minutes from the coast.

Golf, beaches and the outdoors

Finca Cortesín's 18-hole championship course, designed by Cabell B. Robinson, hosted the Volvo World Match Play Championship in 2009, 2011 and 2012 and the Solheim Cup in September 2023, the first time Spain had held it. Doña Julia is an 18-hole course designed by the Málaga architect Antonio García Garrido, and Casares Costa Golf is a 9-hole, par 34 course on the Casares road about 700 m from the coast.

The council lists four beaches. Playa Ancha is the main one: 1,300 m long and 50 m wide, with a promenade, dark sand, beach volleyball courts and lifeguards, and it was awarded a Blue Flag in 2020. Playa Chica is backed by a cliff partly covered in vegetation, Playa de la Sal lies beside the sixteenth-century Torre de la Sal, and Piedra Paloma, of stones and sand, is a dog beach with a beach bar. All four have showers, lifeguard cover and amphibious wheelchairs. Finca Cortesín's beach club, a short drive from the hotel, has a 35 m infinity pool.

Eating out, shopping and everyday life

In and around the village, eating out means family-run ventas, and on the coast seafood and beach bars. At Finca Cortesín the hotel's restaurants include El Jardín de Lutz, Don Giovanni, REI and the Clubhouse, and the resort has a spa of more than 2,200 m² and a fitness and racquet club with tennis courts.

Estepona, about 20 minutes from Casares Costa, has a wide choice of supermarkets and weekly markets, including its Wednesday market and the Sunday market at the marina.

Healthcare

The nearest public hospital is the Hospital de Alta Resolución de Estepona, about 20 minutes from Casares Costa and about 30 from the village, which was planned to serve Estepona, Casares and Manilva. Local reporting in August 2025 described limited services there, with admissions and complex cases sent to the Hospital Universitario Costa del Sol east of Marbella, about 40 minutes from the coast and about 55 from the village.

Private hospitals in Estepona include Vithas Xanit Estepona, with a 24-hour adult emergency department, and Hospiten Estepona. Once resident, you register with the public health service, which assigns your health centre by address.

Getting around

Casares Costa sits on the A-7, with the AP-7 toll motorway inland. Typical drive times from the coast without traffic are about 20 minutes to Estepona, about 35 minutes to Puerto Banús, about 40 minutes to Marbella, about 45 minutes to Gibraltar airport plus the border, and about 80 minutes to Málaga airport. The village is about 20 minutes up the hill from the coast, which adds roughly a quarter of an hour to most trips. Bus links to the village are limited, so plan on driving.

Worth knowing before you buy

Country houses on rural land in Casares, as elsewhere in Andalucía, may have been built or extended without full permission. Such homes can be recognised by the council as 'asimilado fuera de ordenación', which allows supplies and certain repairs but does not make the building fully legal and limits what you can do with it. Your lawyer should check the licence history, the property registry and the council's records before you commit.

The village is about 20 minutes' drive up from the coast, so think about daily school runs and deliveries if you buy there. At Finca Cortesín, ask how the residences relate to the hotel, what services are included and how community or service charges are set. For holiday lets, the home must be registered in the Andalucía tourism register, councils can limit tourist homes by area under a 2025 regional decree, and since April 2025 an owner in a community needs its express approval.
