Where to live around Marbella
The Costa del Sol is not one place. A beachside apartment on the Golden Mile, a golf-valley villa in Nueva Andalucía and a hillside estate in Benahavís are three different lives within twenty minutes of each other. This page maps the choice, and links our researched guide to every area.
The lie of the land
Marbella's coast runs east to west: Marbella East's beaches and pines, then the town and its old quarter, the Golden Mile's classic estates, Puerto Banús and its marina, the golf valley of Nueva Andalucía behind it, then San Pedro and Guadalmina, with Estepona and Casares further west. Above the coast sit the hillside addresses: Sierra Blanca over Marbella, and Benahavís village with La Zagaleta and the other gated estates in its hills.
See it drawn properly on our area map, with every area outlined and linked.
Match the area to the life, not the photos
The useful questions are habits, not postcodes. Do you want to walk to dinner, or does a gate and a view matter more? Is there a school run, and to which school? Will you live here all year, or mostly in the cooler months, when the social season quietens and some beach towns half close? Walkable-and-lively points to the Golden Mile beachside, the town or San Pedro; private-and-green points to Sierra Blanca, Benahavís and the gated estates; family logistics usually win in Nueva Andalucía, Guadalmina or Marbella East.

What daily life is actually like
Behind the marketing there is a working Andalucían town: the old town's tapas bars where the counter trade is local, the weekly markets, San Pedro's high street, and mountain villages like Ojén a short drive up the road. The international community is large and settled, which makes the landing easy; the Spanish life is all around it, and the people who enjoy the coast most are the ones who use both.

Prices differ street by street, not just area by area
Each area splits into pockets that price differently: beachside against north of the A-7 on the Golden Mile, frontline golf against the valley floor in Nueva Andalucía, gated estate against open village in Benahavís. Our area guides cover what each pocket costs and why, with sources; the market overview sits in our latest market update.
Every area, with its guide
Each area page carries a researched guide: the communities, schools, golf, beaches, healthcare and getting around, with the homes we currently have there. An area appears with a link while we have a home for sale in it.

How to decide
Shortlist two or three areas, rent in the strongest candidate through a summer and a winter, and test the life: the drive you would do daily, the walk to coffee, the noise in August, the quiet in January. The move itself, and the order to run it in, is on moving to Spain; when you are ready to buy, buying a home covers the purchase end to end.

Common questions
Which area of Marbella is best for families?
Usually the one nearest the school place you actually hold. The international schools cluster around Marbella, San Pedro and Estepona, so families tend to settle in Nueva Andalucía, San Pedro and Guadalmina, or Marbella East, where the school run, the beach and daily errands all work without long drives.
Where can I live without a car?
The walkable pockets are Marbella town and the Golden Mile beachside, Puerto Banús and central San Pedro, where the shops, the seafront paseo and restaurants are on foot. The hillside and golf-valley areas (Sierra Blanca, Benahavís, La Zagaleta, parts of Nueva Andalucía) assume a car for almost everything.
Which areas are quietest?
Benahavís and the gated hillside communities above the coast, the large beachside plots of Guadalmina Baja, and the residential stretches of Marbella East. Puerto Banús and the beach clubs carry the summer noise; it fades quickly as you climb away from the coast road.
Is Marbella worth living in year-round?
Yes, and the winter is when it feels most like a town rather than a resort: a mild climate, a working old town, markets and a settled international community. The test is personal, which is why we suggest renting through a summer and a winter before buying anywhere.
